Formerly known as Prime Edinburgh Property, we’re relaunching with a new name and repositioning ourselves in the market, evolving to reflect the shifting landscape.

A changing property landscape
Edinburgh has long been the beating heart of Scotland’s prime property market, and it continues to lead the way with the highest number of £1m+ sales. However, the bigger story is how the market is broadening. More buyers are now looking beyond the Capital - to East Lothian, Fife, Perthshire and the Borders - for space, coastline and lifestyle.
Our latest research, carried out by our partners HomeBench, shows that while Edinburgh accounted for over 70% of Scotland’s £1m+ sales in 2019, that figure now sits closer to 50%. This isn’t a fall in demand for the city - sales here are still rising - but rather a sign of growth elsewhere, with more homes in regional markets now surpassing the £1m threshold. Rural sales, in particular, have almost doubled in proportion since 2019. Covid may have been the initial catalyst for this shift, but what’s notable is that demand has continued to build in many of the most sought-after rural locations. Unlike markets south of the border, Scotland’s £1m+ prime sector has not seen a rush back to the city, and appetite for country living looks set to endure.
